Araújo's Cleaning

Every guest walks into the same clean house

Fast, repeatable turnovers for short term rentals and tenant changeovers, cleaned to the same list every time by the same person.

Turnover cleaning lives or dies on repeatability. A guest who stayed in March and comes back in July should find the identical setup: same towel fold, same number of hangers, same coffee supplies in the same cabinet. That only happens when one person owns the property and works from a fixed list rather than remembering. Photos go back to you after the changeover if you want them.

The entry decides the first review, and around here that is a seasonal problem. From December into April, road sand and salt ride in on boots and sit in a gray crust across the threshold, the mat and the first six feet of floor. A guest arriving at ten at night sees that before anything else. It gets washed, not swept, on every winter turnover.

What the visit covers

  • Linens stripped, washed and remade to a set standard
  • Coffee maker rinsed, carafe washed, filter basket emptied
  • Glassware checked, washed and put back in the cabinet
  • Remotes and thermostat panels wiped and disinfected
  • Guest bathroom restocked with paper and clean towels
  • Hair removed from drains, tub edges and floors
  • Bunk and sofa beds checked, made and squared
  • Fridge emptied of leftovers, shelves wiped and dried
  • Patio furniture wiped and cushions brushed off
  • Welcome mat shaken out and the entry swept

Tight windows and what makes them work

Checkout at eleven and check in at three is four hours to strip, wash, dry, remake, clean and restock. That works when the property is set up for it: a second set of linens on site, a stocked supply closet and a list that never changes. Set those three up once and the turnover stops being a scramble every single Friday.

Damage and missing items get reported the same day with photos, before the next guest arrives and the trail goes cold. A cracked mug, a stain on a duvet, a burner drip pan that did not survive somebody's dinner: you hear about it while you can still act. Billing stays flat per changeover, so a heavy turnover does not become an invoice argument.

FAQ

About rental turnover cleaning

If your question is not here, call and ask. We would rather tell you a smaller job is enough than sell you a bigger one.

Do you do laundry on site or off?

On site, using the washer and dryer at the property, which is why a second set of linens matters so much. With one set, the turnover waits on a dryer cycle and the window gets tight. Two sets means the dirty load goes in and the beds get made immediately.

What if a guest leaves the place wrecked?

You get a call and photos before any cleaning starts, so you can decide whether to file a claim. The turnover still happens if the timing allows. Genuinely extreme cases, meaning a full deep clean rather than a changeover, get quoted separately and you approve that number before anyone begins.

Can you restock supplies for the next guest?

Yes, from stock you keep on site. Paper goods, soap, coffee, trash liners, whatever you want on the list gets counted and set out each turnover, and you get a message when something is running low. Buying and delivering those supplies is not part of the flat rate.

Get rental turnover cleaning quoted before anyone starts.

Half an hour at the property, no charge, and you walk away with the room by room list and one number.
