Hard floors in a commercial building fail from the entry inward. Road salt and sand get tracked in from December to April, grind under shoes, and cut the finish off the tile nearest the door. Once the wax is gone the tile itself starts taking damage. Our floor work is built around that reality: protect the entry, maintain the finish on a schedule, and strip only when it is genuinely needed.

A strip and wax is a full reset. Old finish comes off with stripper and a machine, the floor gets neutralized and rinsed, and fresh coats go down with drying time between each one. It is a night or a weekend job, not something squeezed into a cleaning visit. We quote it flat, tell you how long the floor needs to stay off limits, and work around your hours.

Matting, schedules, and knowing when to strip

Matting is the cheapest floor care there is. A proper run of matting inside the door catches most of what comes off a boot before it reaches your tile, and it needs to be long enough for several steps, not a token square. We size it to the entry, vacuum or swap it on the routine, and lift it every night so the floor under it dries.

Not every dull floor needs stripping. If there is still finish on the tile, a scrub and recoat costs less time and less disruption and gets you most of the way back. Stripping is for floors where the finish has yellowed, built up at the edges, or worn through to tile. We walk your floors, tell you which situation you have, and quote the one you actually need.

How long before we can walk on it?

Foot traffic is usually fine several hours after the last coat, but the finish keeps hardening for days. We schedule so the floor gets a full night or a weekend, and we tell you when to hold off on rolling carts and mats, since those mark a green finish.

How often should VCT be stripped and waxed?

It depends on traffic more than the calendar. A busy entry area may need it yearly while back offices go much longer. Regular burnishing and a scrub and recoat stretch the interval considerably, which is cheaper for you and easier on the tile than repeated stripping.

Can you do floor work without closing our building?

Usually yes, by sectioning the work. We do half a corridor or one department at a time, leaving a walking route open and barricading the wet side. Full strip and wax on a large open floor is cleaner to do in one shot, which is why weekends fill first.
