What actually moves the price of a cleaning

What actually moves the number on a cleaning quote in Central Massachusetts, and why we walk the house before we put a price on it.

We do not publish a price list, and any company that does is guessing at your house. What we can do is tell you exactly what we look at, so the number you get later makes sense. Every quote here is flat, per visit, and agreed before a cleaner starts. It is not an hourly rate with a range, and it does not move because the day ran long.

Two houses with the same square footage can price very differently. A center hall colonial with three bathrooms and two shedding dogs is more work than a larger open ranch with one bath and nobody home all week. Rambling farmhouses in Bolton and Sterling have back stairs, odd landings, and rooms that barely get used. The walkthrough is how we tell the difference instead of assuming.

What we look at before quoting

  • Square footage and how many floors you have
  • Number of full and half bathrooms in use
  • How lived in the house is between visits
  • Pets, how many, and how much they shed
  • Frequency: weekly, every other week, monthly, or once
  • Whether a first deep clean is needed
  • Add ons like inside the oven or fridge
  • Access, parking, stairs, and where to leave keys

Why the first visit often costs more

Most homes need a heavier first visit. Whatever the last year left behind, grout haze, soap scum, dust on the tops of trim, has to come off once before a regular visit can hold the line. That first clean takes longer and prices higher, and we say so up front. After it, the recurring number settles down because the cleaner is maintaining a house instead of digging one out.

Frequency pulls the per visit price the other way. A weekly house needs less work each time than a monthly one, so the visit prices lower even though you see us more. Seasonal spikes exist too. Why will you not quote me over the phone?

We can give you a rough sense on the phone, but a real flat price needs eyes on the rooms. Photos and square footage miss the things that actually drive the work: fixture count, floor type, pet hair, and how much is on the counters. Ten minutes in person prevents an argument later.

Does the price change if the job runs long?

No. The flat price is what you pay for that visit, whether the cleaner finishes early or stays late. If a house turns out to be much bigger a job than the walkthrough showed, we absorb it that day and talk with you about the next visit before it happens.

What makes a cleaning quote go up the most?

Bathrooms and clutter, in that order. Every additional full bath adds real scrubbing time, and surfaces buried under mail and dishes have to be handled before they can be cleaned. Pets are third. Long haired dogs put hair into upholstery and baseboards that a normal vacuum pass will not lift.
